WHO WE ARE

Rioja Developments is one of Europe’s leading specialist Designer Outlet Village developers. The business has extensive experience, having worked on every major Designer Outlet Village in the UK, as well as with some of the world’s leading blue-chip companies on projects as varied as outlet centres, food stores, non-food retail, town centre retail, mixed-use and regeneration schemes. This includes Designer Outlet schemes in Bordeaux, Geneva, Bratislava and Budapest.

Buckminster is a family-owned local property investment business with long term interests in and around Grantham – particularly in the town centre where it owns many shops. As such, Buckminster has a real stake in the success and vitality of the town centre and plays an active role in Grantham business initiatives such as the Go Grantham Business Improvement District proposal and the Grantham Business Club.

PROPOSALS

Our plans are for a 270,000 sq ft Designer Outlet Village close to the A1, on the southern edge of Grantham. The Designer Outlet Village would be accessed by a new junction on the A1, which will also connect to the new Southern Relief Road.

Where shopping meets tourism

Grantham Designer Outlet Village will offer a totally different type of shopping experience, offering heavily discounted, luxury brands, undeliverable in market town high streets.

OUR PLANS

  • Would create approximately 1,500 jobs

  • Include public spaces with play areas, cafés and restaurants
  • Represent a £100m investment in the Lincolnshire economy
  • Include a visitor and tourism centre to promote Grantham and Grantham businesses

GOOD FOR GRANTHAM

The site is a 36-acre section of the King 31 land (behind the Honda dealership on Spittlegate Level), which currently has planning permission for an industrial distribution park.

We are committed to ensuring that the Designer Outlet Village complements, rather than competes with, Grantham town centre. A bus service will connect the railway station, Grantham town centre and the Designer Outlet Village. A package of marketing initiatives and incentives will actively encourage shoppers to visit the town centre as part of their day out at Grantham Designer Outlet Village.

WHAT IS A DESIGNER OUTLET VILLAGE?

Designer Outlet Villages are unlike other retail developments in that they feature discounted, upmarket, quality, luxury brands, in a welcoming village setting.

Most of these brands can’t be found in any typical UK market town, which means that the Grantham Designer Outlet Village will complement, not compete with the town centre. Grantham Designer Outlet Village will offer a totally different type of shopping experience, offering out of season and end-of-line goods, as well as seconds, ex-display and prototypes for a discounted price. It is very unlikely that any of the target brands would ever come to Grantham without a project of this type.

Most visitors are not drawn from the local area but come from a 30 to 90-minute drive away, creating a tourist destination and attracting people who would not otherwise have come to Grantham. Over 3.5million annual visitors are expected.
